House for sale in Vanatori - 25'000 Euro

This roadside property in the village of Vanatori just 10km to the east of the medieval tourist town of Sighisoara has plenty of potential for the homeowner looking for a place with plenty of land for vegetable growing or keeping farmyard animals. As it has always been a functioning smallholding, many of the original features remain giving the purchaser the opportunity to renovate it sympathetically as a holiday home, or to continue to operate it as a semi self-sufficient smallholding. Its proximity to Sighisoara and the larger shops and supermarket mean that as a holiday home you would benefit from being immersed in village life, whilst still being within range of shops, cafes and restaurants. The village of Vanatori, being the chief village of the Vanatori commune (that also includes the smaller villages of Feleag and Mureni), is quite large and also has its own simple stores - a general store, post office, and a small hardware store.

The house, as mentioned above, does sit on the main road through the village, which also serves as the main transit route between Brasov and Sighisoara and therefore can get a little busy at certain times of the day. However, the road through the village is a slow winding road and this does help reduce the speed of passing traffic. The upshot of the location is all-year-round access and the road is kept relatively clear even during periods of heavy snow, which might render more isolated villages inaccessible for winter vacationing.

The house is composed of three main rooms upstairs: a 6m2 hall, and two rooms of 10m2 and 18m2. All of the rooms have their original wooden ceilings with exposed rafters and wooden floor boards. Below the house there is a cellar with exposed river-stone walling which could be converted either into a cool sitting rooms for hot summer's days or an extra guest bedroom, or, if the buyer wish to continue operating the property as a smallholding, a storage place for fruit, vegetables, preserves and home brew.

The large garden allows off-street parking and has all the usual barns and animal pens expected of a traditional Transylvanian smallholding. The house also has its own wood-fired bread oven. The large garden at the back, measuring about 800m2 in total, would give the buyer plenty of space for growing vegetables and keeping farmyard animals. The windows have recently been charged, the current owner adding wood-framed double glazed windows with roll-down exterior blinds (the front of the house faces south) and the exterior walls have been re-rendered but not yet painted.

Positive points: Good amount of space, close to Sighisoara, large supermarket (8km) and local shops, reasonable price, original features but some renovation completed
Negative points: On main road, bathroom needs installing
